Meet Lilli, a Sinuous 53-Story Residential Tower Coming to Miami’s Waterfront

The development, led by OKO Group—the team behind several Aman projects—and designed by AS+GG Architecture, will feature 117 private residences starting at $1.65 million.

Miami’s latest ultra-luxury condo launch comes from some of the biggest names in global design and hospitality—though notably, it isn’t tied to an existing hotel or fashion brand. Called Lilli, the new waterfront tower in the city’s Edgewater neighborhood is being developed by OKO Group, the firm led by Aman owner and CEO Vlad Doronin, in collaboration with Adrian Smith + Gordon Gill Architecture, the designers behind some of the world’s most ambitious skyscrapers, including Dubai‘s Jeddah Tower. The project marks the latest high-design residential venture from a team that has become increasingly influential in shaping luxury real estate in Miami and beyond.

Set directly on Biscayne Bay at 717 Northeast 27th Street, the 53-story tower will bring 117 residences to the waterfront, ranging from one-bedroom homes to penthouses nearing 7,000 square feet. Prices start at $1.65 million.The architecture feels distinctly tailored to the bayfront setting, with the tower’s softly curved exterior, expansive terraces, and floor-to-ceiling glass designed to maximize light and water views. Residences will overlook Biscayne Bay, Miami Beach, and the downtown skyline with ceiling heights up to 12 feet, custom millwork, marble finishes, Gaggenau appliances, and oversized private balconies intended to function as true outdoor living spaces. Residents will also have direct access to the Baywalk, placing them within minutes of the Design District, Wynwood, and several of the city’s major cultural institutions.

The project also reflects a broader shift happening across Miami’s luxury market, where buyers are increasingly prioritizing architectural significance and design team pedigree, privacy, and a focus on wellness. At Lilli, amenities are organized around four “living pillars”—movement, recovery, nourishment, and connection—and include a waterfront garden, infrared saunas, cold plunge pools, a treatment room, a movement studio, and a rooftop saltwater pool. The building will also feature a dedicated lifestyle and wellness director, along with programming centered around longevity and everyday well-being.

For OKO Group, the launch further expands a rapidly growing portfolio that already includes projects like the Una Residences in Miami, Aman New York, inside the historic Crown Building, and Aman Beverly Hills within the larger One Beverly Hills master plan.
