Miami Office of Citadel, Microsoft Gets $25,000 Members Club

Miami’s most exclusive office tower — where tenants like Citadel and Thoma Bravo have planted their flags — is topping off the top two floors with a members club and restaurant from a Michelin-starred group.

The Bastion Collection, owner of New York’s Le Jardinier, will be operating the 54th- and 55th-floor spaces at 830 Brickell, in the city’s central business district. Tenants will automatically receive invites for membership and would have to pay a $25,000 initiation fee plus $5,000 in annual dues to join.

The co-developer of the tower, Vlad Doronin, chief executive officer of OKO Group and owner of Aman Resorts, said the new club called Seia reflects the “same level of ambition” seen in a city that experienced a pandemic-fueled wealth boom.

“In a city that constantly looks to the next new thing, what has been missing is the tradition of a truly sophisticated metropolitan club,” he said in a statement.

Seia will face competition in South Florida. Major Food Group opened a Miami outpost of ZZ’s, a private club in New York’s Hudson Yards, in 2021, where couples pay a $15,000 initiation fee and $3,500 in annual dues. In Miami Beach, the Harbour Club, opened by a former Major Food Group executive, charges $9,000 to start and $4,000 a year for couples, as well as a $55,000 lifetime membership. While Seia’s membership and dues are more expensive, they can extend to up to five people.

The pricey office club is a bet that the flow of wealth to Miami will remain steady at a time when real estate market data shows a dropoff in spending on high-end properties.

Home sales over $10 million fell 52% in the second quarter of this year, compared with the same period in 2024, according to a Knight Frank report. Overall, single-family home sales dropped 11% in the second quarter of 2025, compared with the previous year, according to Miami Realtors.

The club and restaurant are the final piece of the fully leased building at 830 Brickell, a trophy office and the first commercial skyscraper to come online in Miami’s urban center since the pandemic-fueled migration boom.

The building, a joint venture by Doronin’s OKO Group and Cain International, became the landing spot for scores of companies looking to relocate or expand in the city during the pandemic. The developers’ fortuitous timing, breaking ground in 2019 and opening in 2024, created a bidding war, culminating in the most expensive commercial lease in Florida history for the last available office on one of the top floors.

A symbol of Wall Street South, Citadel’s office space spans eight floors, alongside Banco Santander SA, Corient Private Wealth, Microsoft Corp. and law firms Kirkland & Ellis and Sidley Austin LLP.

Citadel eventually plans to build its own skyscraper to house its offices in Miami that is expected to cost more than $2.5 billion, founder and CEO Ken Griffin said earlier this month.

Bastion, which operates Miami’s only two-Michelin-starred restaurant, will open Seia alongside Seia Club at the beginning of next year. The restaurant will focus on contemporary Italian cuisine and seat 176 people with views across downtown Miami and Biscayne Bay.

The invite-only club will give priority to corporate tenants but won’t offer discounts on the steep membership fees. The members-only lounge on the 55th floor will primarily serve as a business meeting space during the day and become a club in the evening with live music performances and late-night DJ sets.
